Granite can range dramatically in terms of durability. True, igneous granites and gabbros, such as Absolute Black, are nonporous, do not require sealing, nor easily scratch or etch. Most dark-colored granites are also impervious to staining and etching. Some light-colored granites, however, are actually dolomites, which is a metamorphic stone. These may scratch, etch, or stain. In general granite counters are considered more durable than marble. However, each stone is given a rating from A to D. Any stone rated D is considered weak, while stones rated A are considered strong.
There’s a lot you can do on your own for a bathroom remodel, but if you’re touching plumbing or electricity, you will need to hire a professional. A remodel is a great opportunity to assess if your current bathroom is working for you and move outlets to a more convenient location or update plumbing to more efficient versions. Does the layout of the bathroom work for you? It may be easier than you think to freshen the layout of your bathroom without actually making a lot of changes. For example, an easy option is to rip out a linen closet and replace it with cabinets. It’s a big change without the added expense of moving plumbing. And let’s be real about the purpose of a bathroom and not forget the little things, like where is the toilet paper holder going to go? Plan the flow of your bathroom strategically and you’ll avoid any unwanted surprises later on.
Reactivity to Acidic substance: Both natural stones have a porous structure but the metamorphic attributes of marble makes it more porous and therefore marble is easily stained from spills especially from liquids that are acidic in nature like fruit juices and wines. On the other hand, granite is much more resilient towards stains as long as an effective sealant is maintained on the surface liquid spills will not permeate into the surface.
Remove stains and etching: When cleaning with mild soap and water doesn’t work, or on areas that are “etched,” you’ll need to take more aggressive action. Step up to a cleanser such as Soft Scrub or even Ajax with bleach, applied with an abrasive sponge. That will remove the sealant and allow you to scrub down to the stain. “When you’re done, you’ll find that the area you’ve worked on looks brighter than the rest of your counter,” says Bruno. “So then you need to go on to clean the rest of the counter the same way. Then rinse it thoroughly and let it dry completely—maybe even for a couple of days. Once it’s dry, pour the penetrating sealant all over the surface and spread it around with a soft cloth.”
Many renovators also have a tendency to underestimate the level of work required to upgrade existing services such as electrics and heating systems to make them fit for purpose. A lot of unnecessary work can be prevented in period properties (1930s and older) by adopting a ‘repair not replace’ approach. Overhauling original doors and windows and retaining period features is often cheaper than replacement, adding value in the process by enhancing period character. In many cases, the original door and window timbers and joinery were of far better quality than today’s equivalents. Fitting secondary glazing to original windows is often a good ‘best of both worlds’ solution. If modern double-glazed units have misted, you can save a lot of work by replacing just the glazing panels, rather than the whole window. With roofs, localised repair may be all that’s needed in most cases. Surveyors can sometimes pass premature death sentences when there may be another 10 or 20 years’ lifespan left.
