You also want the Closing Company to look over the proposed purchase agreement, making sure the information is correct and ensuring it’s in full compliance with the local and governing laws of Belize. A Closing Company is particularly important if you are choosing to finance a property with the seller because a payment processing company is often needed. It is also common in Belize for a closing company to use an Escrow Agent and/or Escrow Account. This helps to protect the buyer and the seller during the real estate transaction. Since most real estate transactions in Belize are done in USD it is common for the Escrow Account to be in the US and with a US Bank account.
In Belize, when you buy land that has a title, the original or certified copies of Belize land documents registered with the Lands Department are issued as proof of ownership. The land title will have either the owner’s name or a corporate entity (like Chapter 250 or IBC). In Belize, for a land transaction to take place proof of ownership is required. The Closing Company and Real Estate agent will request records for the land with the Department of Land and Survey. This office provides information on who the land title is registered to (the owners), whether it is held in a corporation or individual name, and checks if there are any restrictions on the use of the land. They will also ensure there are any liens or encumbrances on the property.
Nestled in lush jungle on the banks of the New River, Lamanai is the most famous archaeological site in northern Belize and one of its largest ceremonial centers. Lamanai means “Submerged Crocodile” in the Mayan language, and images of crocodiles have been found on the excavated buildings, pottery, and figurines. Traveling to the site is an adventure in itself. An hour boat ride up the New River provides frequent wildlife sightings, and the dense jungle lends a wild feel to these ruins, which are still not completely excavated. Lamanai was occupied the longest of any Mayan site. In the 16th century, the Spanish found a thriving community here, and the ruined churches reveal attempts to convert the Maya. The archaeological site features more than 900 structures as well as a museum with exhibits of pottery, obsidian, figurines, and jade jewelry. Highlights include the Mask Temple, Temple of the Jaguar, and the High Temple, which visitors can climb for panoramic jungle views.

Belize is a very easy country to travel to and US & Canadian travelers do not require any visas when traveling to Belize. Actually, most countries and passports are able to travel to Belize freely and without a visa for 30 days. If you are visiting Belize as a tourist, you do not require a visa. When you enter Belize, you are issued a 30-day tourist visa in your passport. If visitors planning to stay longer than 30 days, they must have their passport re-stamped by a local immigration office. If you are extending your Belize stay longer than 30 days, the passport must be issued a new stamp, and pay an additional fee for every additional month they wish to stay. Visitors are able to continue to renew their tourist visa if they want to stay in Belize, without restrictions on length (as long as they get their visa renewed).
Buying Belize Real Estate is very easy and the process is much like in North America (USA & Canada). Belize is one of the few countries in Central America & the Caribbean where foreigners enjoy the same property ownership right as nationals in land ownership and tenure. When a foreigner buys property in Belize, they own it outright with a fee-simple land title. The preferred practice of owning Belize real estate is through a fee-simple title which is clear title freehold ownership.
